RKG Associates is currently working with the District of Columbia Local Redevelopment Authority, through the Office of the Deputy Mayor for Planning and Economic Development (“DMPED”), to solicit and evaluate master developer services to redevelop the 66-acre, former Walter Reed Army Medical Center in Northwest DC. The site’s reuse plan calls for the creation of a dynamic, mixed-use development combining a new urban retail center, with several large institutional uses, urban park and open space amenities and nearly 2,000 units of market rate and affordable housing. With RKG’s assistance, the LRA has short-listed three highly qualified development teams from a total of nine original submissions. The teams have presented their redevelopment visions to the general public and are in the final stages of proposal submission and best and final offers. A preliminary selection of a preferred master developer is planned for the fall of 2013. In addition, RKG is leading a group of consultants in the preparation of an Economic Development Conveyance (EDC) application that will be submitted to the U.S. Army in 2013. The EDC will become the basis from which the LRA will negotiate the terms of the conveyance of the WRAMC property to the LRA and then to the master developer.
